We offer a professional property management service to all here in Spain. We are based in San Miguel de Salinas on the Costa Blanca and specialise in Rentals of all kinds of properties whether apartments to villas inland or Coastal.

We also provide key holding and villa management contracts, as well as rental management and cleaning if required. We guarantee your investment will receive the best possible care and attention, you can be assured that your home is secure and in safe hands, and that if rented, your guests leave with the utmost praise for both your property and our services. We at Spanish Property Rentals pride ourselves in our business structure. When we started out in 2005 we had but a few properties on our books. We have now, through all the hard work and a massive team effort put in by the staff from the office to the property visitors, managed to increase our properties, managed on behalf of owners.

Property Services Price List

Our Annual Contracts for Spanish Property Management services are €300.

This includes

Key Holding Services

A secure key holding service will be provided, enabling us to supply prompt action on request. We will hold the keys of your property in a safe place and upon request make them available to visiting guests, owners or tradesmen.

Annual Service

Comprising of regular external property inspection, letterbox clearance. Important letters will be forwarded on to the property owner.

Gardens and patios will be swept. Reports are held for each property, and we will submit regular reports via fax or email to our clients. Any damage will be recorded on digital camera, whereby images can be posted or emailed to the owner.

At the same time, internal property inspection, safety and hygienic checks are undertaken.

We will make sure that your Spanish property is clean and, tidy, testing appliances to make sure all are in working order, gas, electricity, light bulbs, and security systems if applicable. The property will be aired, and plants watered if required.

We will also check the property in the event of a storm or flooding . We will make sure all TV's, telephones and electrical appliances are unplugged. Reports are held for each property, and we will submit regular reports via fax or email to our clients. Any damage will be recorded on digital camera, whereby images can be posted or emailed to the owner.

Key Holding Services, we will hold the keys for your Spanish Property and respond to, attend the property should an alarm, for whatever reason, be activated. A prompt response to alarm activations is a vital link in ensuring the security of your property in Spain. With our Secure Key Holding services Spain, you are assured of a professional service giving you peace of mind in the knowledge that your property is totally secure. Two sets of keys are held, should either you or your guests lose a set your property can be accessed with the minimum of fuss.

All lost keys will be invoiced to the person/party responsible. Spanish Property Rentals will be available for Tradesmen or deliveries at your property at times throughout the day.

Maintenance - If we are required to buy fittings/replacements or specialist work is necessary, this will incur an additional charge. We will inform you if any problems that may arise and quotes can be obtained for works on your behalf. Gardening, painting and decorating and building works can also be undertaken at additional cost.

All quotations will be sent or informed of to the owner before any works are carried out.

All the above are extra services offered to you the client, and all the above services are carried out by qualified Tradesmen whom we at Spanish Property Rentals not only recommend but have used before and have had complete satisfaction registered to us by our clients.

All the companies we have used are fully legal and are Spanish registered

Property Rentals

Rental charges

We at Spanish Property Rentals find a rental client for you, our charges are 15% of the rental fee due if you have a Property Management contract with us.If we at Spanish Property Rentals find a rental client for you, our charges are 20% of the rental fee due if you do not have a Property Management contract with us.

Our obligations to you the client.

We will actively seek tenants throughout the year from all our resources, i.e. word of mouth, internet, and magazine advertising. We also advertise in the UK with some of our property Collaborators.

All monies collected on your behalf will be deposited in a bank account of your choice within 7 days after

Commissions and expenses have been deducted (expenses are items agreed prior with the owner).

The property will be checked as described.

All junk mail will be disposed of and all other mail will either be kept on file or sent to owner address as requested.

We at Spanish Property Rentals will inform you the owner of all bookings taken by us

All property checked sheets will be made available for the client as and when required.

Keys will not be given to any tradesmen without prior authority from the owner.


Your obligation to us

You the owner will keep Spanish Property Rentals informed of all bookings taken for your property

You the owner provide Spanish Property Rentals with a contact number to be able to check on bookings

should we have an enquiry?

You the owner provide Spanish Property Rentals an e-mail address to be able to confirm bookings and send reports on property inspections.

You the owner pay all outstanding monies due to Spanish Property Rentals before the end of each month.

If we at Spanish Property Rentals take a booking for your property after you have told us at Spanish Property Rentals that there is availability, then you the owner decide to use that booking period for your own use. The owner must pay all reasonable expenses to re locate the booking made by Spanish Property Rentals

 

The Client will provide:

Spanish Property Rentals with three sets of keys for The Property.

One master set for sole use by Spanish Property Rentals . (This must include post box keys)

One set for use by the guests. One set will be spare in case of loss at a problem time.

In the event of loss of the guest keys, there will be a charge for provision of new keys, which will be the liability of the guests.

Provide Spanish Property Rentals with insurance details for The Property, including details of security requirements for the guests.

Notify Spanish Property Rentals of all scheduled use of The Property for the duration of the contract.
